Time Share For Sale - Timeshares for Sale
There are a number of ways to purchase a timeshare. Because there are many choice available it is important to understand the process. A mistake can be very costly. What this article will do is explore the 3 most common types of timeshare purchases.
The most common method is to go to a timeshare presentation. Usually you would receive an invitation and an offer for a free weekend vacation if you would sit through a 90 minute presentation. The salesmans job during a presentation is to keep their job by selling you a timeshare. Not necessarily putting you in the best vacation plan but simply selling you something that will earn them a commission. Timeshare salesman are not the best and most reliable source of information concerning the advisability of your purchase. The total cost of your timeshare includes the commissions paid to the salesman and his managers and support staff.
Timeshare resellers are the second most common source of timeshare purchases. These companies act as brokers and bring together property sellers and property buyers. When using a reseller service there are a number of things to consider. There are a number of fees that the reseller is charging the seller and you should know how this is affecting the price. There are other fees to be considered in the transfer of ownership in addition to the price of the unit. Some of these fees include transfer fee, title search fee, any state transfer charges, unpaid maintenance fees and any special assessments that might be due. You should also make sure you know when your use of the vacation plan will begin. If there are any banked weeks that is great news.
The third and possibly the least expensive method of purchasing a timeshare is to buy one directly from the owner. There are many places that list timeshares for sale by owner. Of all the places that list these timeshare my favorite place is Ebay. There a many examples that I can site but one that comes to mind is of a timeshare that is selling for $14,000 less then the resort's sales price. Now that is an incredible savings. In buying a timeshare directly from an owner all of the same fee precautions need to be considered as when buying through a reseller.
It is important to remember the old warning - buyer beware. Do your homework and carefully research your potential purchase. Of the three methods looked at the best seems to be buying directly from the owner. Just using the example above, a $1,000 purchase would give you enough savings to pay a $500 per year maintenance fee for 14 years. Amazing.
